Quick Due Diligence Report
A lead comes in and you need the gist before you reply — is this parcel worth a closer look, or is something going to scare off a buyer? This skill pulls the full picture on one parcel and lays it out on a single branded page, fast.
It’s the quick screen: it skips the comparable-sales pull, the price chart, and the soil deep-dive on purpose, so it runs in a handful of calls. When a lead graduates to a real offer, run the Deep Due Diligence & Comp Report for the full valuation.
What you give it

- Parcel number (APN) — the assessor’s parcel number.
- County
- State
What it looks at
Section titled “What it looks at”The skill finds the parcel in Land Insights and pulls the details that make or break a quick decision:
- The basics — owner, mailing address, acreage (both the county-reported figure and the Land Insights calculated one), land use, and zoning.
- Red flags — landlocked access, flood and wetland coverage, steep slope, and any tax-delinquent year. Anything that would give a buyer pause gets called out.
- A value estimate — the Land Insights AI comp value, its price per acre, and a confidence rating. In this quick version, that AI estimate is the only valuation input — no manual comps — and it’s framed as a rough screen, not an appraisal.
- A market snapshot — county and ZIP supply and selling speed, plus a quick read on area demand relative to the rest of the country.
If a field genuinely isn’t available, the report says so plainly rather than guessing.
What you get

- A property summary and a row of due-diligence snapshot chips — access, flood, wetlands, slope, road frontage.
