Deep Due Diligence & Comp Report
You’re past “interesting” and into “what do I offer?” This skill does the full workup on one parcel: it runs the due diligence, pulls every comparable sale that fits, builds a price-per-acre chart, and lands on a conservative value range you can defend — all in a compact, branded two-page report.
It’s the deep valuation. When you just need a fast gut-check on a fresh lead, the Quick Due Diligence Report gets you there in fewer calls.
What you give it

- Parcel number (APN) — the assessor’s parcel number.

What it looks at
Section titled “What it looks at”Everything the quick screen covers, plus the parts that take real work:
- Full due diligence — access, flood, wetlands, slope, road frontage, structures, zoning, and an acreage check (county-reported vs. Land Insights calculated), with the serious flags called out.
- Soil and septic — the dominant soil on the parcel and a plain-language septic read: water-table depth, drainage, flooding, and the other factors that decide whether the ground will pass a perc test. It notes that final septic approval still needs an on-site test and county review.
- Comparable sales — every size-relevant sold, pending, and active listing near the parcel, within a sensible acreage band and radius. Nothing is quietly filtered out; every comp that fits is shown and treated the same in the math.
- A conservative valuation — it anchors on the sold comps to build a value range (a floor and a top), cross-checks against what’s pending and actively competing, and shows the Land Insights AI value alongside for reference.
- Market drivers — county and ZIP supply and selling speed, plus outside demand signals like population, jobs, and income relative to the rest of the country.
